Phase IV construction of Amazon’s South Lake Union headquarters consists of two steel-framed, mixed-use buildings, one 11 stories, and the other 12 stories, on Block 34 with Class A office space, street level retail, and below grade concrete garage. A five-story glass link connects the two buildings above a courtyard. BIM was utilized extensively on this project, not only for new construction but also for complex seismic and MEP system coordination involved in supporting the historic 1915 Terry Avenue Building sandwiched between the two new buildings. Construction required shoring 25 feet below concrete footings. The project included a total mixed-use square footage of 550,000 plus 213,800 square feet of parking.
